For the Turkish diaspora and international buyers

Your villa in Urla or Bodrum – designed and built while you live abroad

Many families in Europe, the UK and the Gulf want to build or buy on the Aegean coast but cannot spend months on site. We are an architecture firm with construction and property teams: we check the land, design, build and report to you every week.

Why an architecture firm, not just an agent?

Zoning before you buy

We read the zoning plan (imar), building ratios (KAKS/TAKS), height limit and road access before you sign. Many "cheap" plots cannot be built on, or only very little.

Realistic build costs

A cost estimate based on current construction prices in the region – not the number from a listing.

Remote, but in control

Weekly photo and video reports, payments only against progress, video meetings in English or Turkish.

One point of contact

Land, design, permits, construction, interiors and rental management – no juggling five companies.

How it works

  1. Video call – goals, budget, timeline.
  2. Land or property check – zoning, title deed (tapu), encumbrances, access, utilities.
  3. Purchase – we accompany the title deed transfer, by power of attorney if you cannot travel.
  4. Design and permit – 3D design you approve online; building permit application.
  5. Construction – payment against progress, weekly reports.
  6. Handover – interiors, furniture and, if wanted, rental and property management.

Frequently asked questions

Do I need to travel to Turkey to buy?

No. With a notarised power of attorney (issued at a Turkish consulate or a Turkish notary) the purchase can be completed without you being present.

I gave up Turkish citizenship. Can I still buy?

Yes. Blue Card (Mavi Kart) holders generally have the same property rights as Turkish citizens.

How is construction paid?

In instalments against progress. Each instalment is due only after documented progress.

Can you also inspect an existing villa?

Yes. We check structure, permits and renovation costs before you buy.
